Hudson Florida Real Estate: Hudson, Florida is in the northern part of Pasco County and south of Hernando County. Hudson is bound by State Road 52 in the south and County Line Road in the north. The Gulf of Mexico sits on the west.

To the east of Hudson, Florida, there is no set boundary. Moon Lake and Land O’ Lakes are located to the southeast of Hudson, Florida while Shady Hills and the new Suncoast Parkway to the east. Aripeka is a tiny village encompassed by Hudson in the northwest.

Hudson Florida‘s main street is U.S. Highway 19. West of U.S. Higway 19 is the waterfront village while nicely landscaped master-planned communities sit on the east. Hudson Florida even has its very own beach called Hudson Beach. For boaters, Hudson Marina is nearby.

Mortgage Rates For the Last Week

According to the Bankrate.com national survey of large lenders te benchmark 30-year fixed-rate mortgage fell 3 basis points, to 5.55 %. 

The benchmark 15-year fixed-rate mortgage fell 4 basis points, to 4.89%.

The benchmark 5/1 adjustable-rate mortgage fell 5 basis points, to 4.93@.

Good News: Mortgage applications were up 2.8% last week

According to the Mortgage Bankers Association weekly index mortgage applications were up 2.8 percent last week. This is good news. It shows that there are  buyers looking to buy.

Their weekly index rose  from 514.4 to 528.9 the previous week on a seasonally adjusted basis.

On an unadjusted basis, the index increased 2.9% from the previous week and was up 6.6%compared with the same week a year ago.

The purchase index was up 1.3% while the refinance index rose 4%, accounting for 55.5% of total applications.

Mortgage rates also jumped last week:

  • 30-year fixed-rate mortgages increased to 5.31% from 5.05%;
  • 15-year fixed-rate mortgages increased to 4.80% from 4.59%;
  • 1-year ARMs increased to 6.50% from 6.47%.

However this is  lower compared to the double-digits of the 1980s.

New Port Richey, Florida

A few people have asked us about the demographics of New Port Richey, Florida. Until the 2010 Census is completed you may read the 2000 U.S. Census here.

According to the 2000 U.S. Census the total population of New Port Richey, Florida is approximately 16,117. For housing the median value of a single-family owner-occupied home was $61,300.

Categories based on age showed that approximately 80.9% of its residents are 18 years of age or over while approximately 28.3% of its residents are 65 years of age or over.

For 2007 they predict that the population increased from 16, 117 people in 2006 to  17,385 in 2007.

Good news: Construction of new homes and apartments jumped 3.6% last month

According to the  Department of Commerce’s U.S. Census Bureau permits to build privately-owned new housing units rose 8.7 percent in June 2009, well above the expectation for a 1.9-percent rise. Housing starts rose 3.6 percent, better than the expectation of no change for the month. 

It was better than the 530,000-unit pace economists expected, and was the second straight monthly increase after April’s record low of 479,000 units.

These stronger numbers reflect an increasing confidence—the percent of households who recognize that this is a good time to buy a house has risen over the last year. They state, “While the economic environment remains challenging, continued Recovery Act investment into the economy should encourage growth in a range of industries including the housing sector.”

New Port Richey Florida Local Information

Dollar General New Port Richey

Some people have asked us how things are in New Port Richey, Florida and want to know about some local stores in the area. There are many stores many that are familiar.

One thing that is unique about New Port Richey, Florida is that we have a Dollar General Mart.

Salon.com featured a recent article called, “The Almighty Dollar (Store)Dollar General. The retailer that figured out how to beat the recession.” You can read it here.

This Dollar General Mart offers some groceries which is significantly different from other Dollar Generals. It is located in Pasco Square at 7241 State Road 54 (SR54) in New Port Richey:

You can find apples there for about 99 cents per pound which isn’t that bad considering that elsewhere they sell apples for about $1.49 per pound.

You can drop off some donations at the Goodwill truck that is parked in the parking lot near CVS. They accept donations except they ask that you drop off furniture and other large items at one of their stores or call to have them picked up by Goodwill.

There is a Dollar Tree and a UPS store there as well.

Magnolia Estates Florida Home Sales Statistics for June 2009

We work with a variety of home buyers throughout Tampa Bay, Florida which include Pasco, Pinellas, and Hillsborough Counties.

A few people who are considering buying a home in  Magnolia Estates have asked us about this community.

It consists of approximately 190 single family homes in a gated, deed-restricted community off of Perrine Ranch Road in New Port Richey, Florida.:

 It is a fantastic gated community with close proximity to shopping, U.S. Highway 19 and McMullen Booth Road, Tarpon Springs beaches, and much more.

 

 

In the Multiple Listing Service (MLS) realtors ® list it under “Magnolia Estates” under “Subdivision Name.”

 

For June 2009 there were no single family homes that were listed in the MLS that sold in June 2009.

 

Currently there are 11 homes for sale in Magnolia Estates ranging from $231,000 to $450,000 listing prices. Eleven homes out of the 190 or so homes in Magnolia Estates is less than 10% which tells me that its homeowners love living there so if you are considering buying a home in this community that is something that you may want to consider :-)
